When it comes to your home, there is nothing worse than unwanted surprises.  During the home inspection, our main goal is to educate you about your home and its systems.  When complete, you will have the knowledge needed to finalize your offer.  We inspect the property from top to bottom to check over 400 items.  Meanwhile, we report on any function and safety issues, major or minor deficiencies, and future potential major expenditures.  We then cover any findings with you and answer any of your questions.  Finally, we provide it all in a digital report which includes color photos and videos, ensuring you know the condition of your home.

Pre-Purchase / Pre-Listing Residential Inspections

We conduct a visual examination of the homes systems and components ensuring they function safely and as intended.  Roofing materials are inspected, doors and windows are opened, electrical panels, outlets, and switches are checked, AC and heating systems are run.  We fill any sinks and tubs, operate the toilets, and run the showers to check for visible leaks.  While completing the home inspection, we will take notes, pictures and videos on all systems tested.  Finally, we generate an unbiased home inspection report for your use prior to purchasing or selling the home.

New Construction Residential Inspections

There are a lot of moving pieces and tradesmen involved during the construction process.  Consequently, sometimes items get overlooked.  Due to this, its imperative to have a home evaluated prior to your final walk through.  The home inspection will help ensure there are not overlooked defects which can cause issues in your new home.  It's recommended to have all utilities turned on before the inspection, so all systems can be properly checked.  Once complete, you will be provided with a written report which you utilize to ensure all last minute items are finalized prior to closing.

11th Month Warranty Inspection

Newly constructed homes typically come with a 12 month builders warranty.  Before the builders warranty expires, it is recommended to have an inspection performed in the 11th month.  This inspection will cover the entire house, just as if you were getting ready to purchase it.  This allows you to discover any issues that have developed and need repaired under the builders warranty.  Finally, we will provide you a full report, including color pictures and videos which you can utilize to cover any needed repairs with your builder.

Sewer Line Inspections

Did you know the average cost homeowners pay to repair a sewer line is $2500?  (That does not included fixing any damage inside the home.)

The sewer line is not visible during a standard home inspection, so we cannot tell you if there is a failure, damage, or other problems without viewing the inside of pipe.  This is why it is important to have a sewer line inspection completed prior to purchasing your new home.  During the inspection,  a camera will be inserted into the sewer line that will uncover tree root intrusions, line failures, breaks, clogs, and sagging areas.  Don't let the sewer line in your new home be an unknown!

Radon Testing

Testing is simple, and short-term test results for real estate transactions can be provided in as little as 48 hours.  We utilize state of the art CRM's (Continuous Radon Monitor) that give immediate results when testing is complete eliminating the need to ship samples to a lab and wait for results to come back.

Swimming Pool and Spa Inspection

If your purchasing a house with a swimming pool or spa, you will want to ensure you can enjoy it when the weather is warm.  During the inspection , we conduct a visual inspection of the pools structure, water, pump and filter systems, lighting and electrical, and any installed heating equipment.  With a focus on function and safety, we check for any damage, leaks, and other defects to the systems, its components, and the surrounding areas, including gates, fencing, alarms, and pool decking.  Don't let faulty equipment spoil your summer fun and keep you out of the water.
